Sales tax is payable along with all installments.

The allottee should pay the following:-

Sales tax on works Contract, Stamp duties, Fees and other expenses incidental to the registration of documents, KSEB deposits, Transformer and underground cable distribution Charges and other expenses incidental to power and lighting connections, KWA deposits and Connections charges, telephone cabling expenses, water tax, building tax, and any other taxes applicable. Kerala state construction workers welfare fund fee and other statutory charge if any Shall be met / re imbursed by the allottee. Any new or increase in the above charges/ statutory levies and taxes resulting from statutory obligations shall also be met by the Allottee. We reserve the right to change the price with out notice.

  Home Loans
Several leading housing financial institutions are offering rock bottom interest rates for home loans with lesser procedures and speedy sanctions. Our project is approved by leading financial institutions which make the processing of applications for home loans easier.

Home loans for NRI’s and RI’s can be arranged with their minimal participation subject to the conditions of the Housing Finance Institutions.

  Terms and Conditions
Once allotted and agreement signed, the prices are firm. All payments by demand drafts / cheques favouring Ivory Heights Enterprises payable at Kottayam only. Individual houses will be completed within 18 months of obtaining the individual building license. Possession shall be given to the customer only after settling all dues to the company. Ivory Heights reserves the right to accept or reject any application, statutory deposits, building tax and sales tax deposits for power, water and house owners. Association, share of cost of Transformer and its cabling, construction workers welfare fund and any other deposits and cost to be paid by the buyers.

On allotment, an agreement to construct will be executed between the Builder and the Purchaser. The contract value in the agreement covers the cost of land, development, building and other common infrastructure.

Rules and Regulations:
Ivory Heights villas is a time bound project. In case payments are not made as per agreement, the builder reserves the right to cancel the allotment, in which case the amount will be returned without any interest only after re-allotment to another party.

Mode of Payment:
Payment to be made in five installments.
a) On Booking 25% of the total cost +ST.
b) On Completion of Foundation 25% of the total cost +ST.
c) On Completion of ground Floor roof slab 25%of the total cost +ST.
d) On Completion of 1ST Floor roof slab 24.5% of the total cost +ST.
e) On Handing over 0.5%+ST. + other deposits.
